Landlord Fees

Initial Set Up Fee per property: £300    

Standard Agency Fee for Lettings and Management Services: 15%

Tenancy Renewals Fee: £25  

Gas Safety Check Arrangement Fee: £20 plus the cost of Gas Certificate

EPC Arrangement Fee: £20 plus the cost of EPC Certificate

Yearly rent statement (if requested by Landlord): £25

Lettings Service: 10%

Deposit protection registration: £50

Issue of Section 21 Notice (if requested by the Landlord): £100

Sole agency seller fee: 2%
Multi agency seller fee: 3%

All fees unless otherwise stated are inclusive of VAT

Tenant Fees

Moving into a new rented property is expensive enough without a significant amount of agency fees being added on top of the deposit and rent.

Unlike other lettings agents, we do not charge a tenant admin, contract or renewal fees.


Import General Information:

From 1st June 2019 the only costs landlords and agents will be able to charge tenants for will be:

Rent.
Utilities and council tax if included within the tenancy.
A refundable deposit, capped at six weeks' rent. The cap could be five weeks' rent for properties where the annual rent is less than £50,000, under an amendment put forward in the House of Lords.
A refundable holding deposit to reserve the property, capped at one week's rent.
Changes to the tenancy requested by the tenant, capped at £50 (or "reasonable costs").
Early termination of the tenancy requested by the tenant.
Defaults by the tenant, such as fines for late rent payments or lost keys. These must be "reasonable costs", with evidence given in writing by the landlord or agent.
